Common element means anything outside of your unit and patio/balcony floor. Any costs incurred by the Association for damage or abuse of a common element will be billed to the appropriate party (e.g., items around the dumpster, litter).
Residents of a unit shall occupy and use the unit as a single-family private dwelling for himself, members of his family, and his social guests, and for no other purpose.
If your lease allows pets or you are an owner, residents may keep household pets of a breed known not to exceed 26 pounds at maturity. While outside the unit, pets must be leashed and under the owner's control at all times. Owners must clean up after their pets and discard waste in the dumpster. Pets may not be kept, bred, or maintained for commercial purposes. Any pet causing an unreasonable disturbance shall be permanently removed upon three days' written notice from the Association.
Residents shall not hang, display, or place anything on the walls, doors, or windows of the building. Other than For Sale or For Rent signs, no signs, advertisements, or notices may be placed in unit windows. Only the Association may post signs on Common Elements. No exterior antenna, aerial, or satellite dish may be attached to the building. Window fans and air conditioning units may not be installed in windows. Window coverings must have white or off-white backing. Nothing may be hung out of windows, doors, or balconies.
A patio or balcony may not be enclosed or screened. Residents must keep the patio, balcony, entrance area, and surrounding areas neat, clean, and uncluttered. Patios and balconies are not to be used for storage of items, boxes, excess furniture, or trash bags — only standard patio furniture is allowed.
Fair Oaks Village prohibits grills of any kind, heating devices, and fuel storage containers anywhere on the property. Equipment or toys that use fuel are prohibited from being used or stored near or inside any of the buildings.
The Association determines the exterior color scheme of the buildings and is responsible for exterior maintenance. No one may paint or alter an exterior wall, door, window, balcony, or surface without the Association's written consent. Unit doors and windows are the owner's responsibility but must comply with Board-approved designs.
Nothing is allowed on the Common Elements, including litter. Sprinkler systems must not be tampered with by residents or owners. Lawn and garage sales are not allowed.
Nothing may be left in entrances, hallways, closets, or stairs (including trash bags) — it is a fire hazard. Hallways are not an extension of the unit and may not be used as a play area or for loitering. Bicycles, skates, skateboards, and rollerblades may not be ridden in hallways. Hallway electrical outlets are for maintenance personnel only. No smoking in hallways. Doormats up to 2' by 3' may be placed outside your door.
Garbage must be placed in plastic bags and boxes must be broken down. Trash and flat boxes are to be carried to and placed inside the dumpster — never left outside your unit, in the hallway, on the patio or balcony, or on the ground. Appliances, furniture, mattresses, and electronics must be hauled off the property by the resident and not discarded on the grounds or around the dumpster.
Stereo, TV, and radio volume must not disturb other residents. The noise abatement policy is always enforced.
The speed limit on Colonial Drive is 5 mph — drive with caution. There are no assigned parking spaces; our parking is on the east and north portions of the lot, while the rest belongs to Elevate at 604. Non-functional, derelict, unregistered, or illegally parked vehicles will be towed at the owner's expense.
Consumption of alcohol will not be tolerated outside of your unit and is a violation of the Rules.
Rules posted by Elevate at 604 must be followed, or pool privileges will be revoked.
